Interest Rates Hit Record Low

Thinking about buying a house in Markham/Stouffville?  If you said "yes," then I suggest you get yourself a pre-approval NOW.  Interest rates have just dropped and are lower than they've ever been.  You can now get a 4 or 5 year fixed mortgage for 2.99% which is almost like free money! Many experts predict that rates will stay low throughout the next near and likely begin a slow climb next year.

In terms of house prices, we've all witnessed huge price increases over the last couple of years.  In Markham, the average price of a home increased by 6.7% in 2010 and by 5.6% in 2011.  What can we expect of future home prices in Markham?  Well, you should still expect home prices to rise, but likely by a smaller amount.  3-4% is what many experts are

As warmer weather arrives in Ontario, you can expect the number of home buyers to increase. It's a yearly phenomenon: The number of home sales typically rises once spring arrives. There are a few simple reasons for this. Buyers, who have huddled in their homes during the chilly winter months, are invigorated by the warmer weather to resume their house hunting.  After all, it's not much fun to view homes when you're constantly shaking snow or slush off your boots.  Also, most people prefer to move during the warmer summer months and many families with children prefer to make a move in between school years.  Thus, the spring market tends to draw many buyers.

But the arrival of spring means something else for home sellers: increased competition.

That is why it makes sense for sellers to put their homes on the market today. The number of potential buyers browsing mls listings now might be smaller, but these buyers tend to be more serious about actually making a purchase. At the same time, they have fewer listings from which to choose because fewer homeowners are actually trying to sell their properties in February.  Compound that with today's ultra low mortgage rates and the results are increased profits for sellers.

In today's challenging market, sellers need every advantage that they can get. Beating the spring rush by listing their home today is one more tool that sellers can use to give their properties the best possible chance of selling quickly and for top dollar.

Of course, if you do take my advice and list your home today, this doesn't mean that you're guaranteed a quick sale. You'll still have to take the actions that will make your home more attractive to buyers looking to purchase in Markham and the surrounding area.

First, you'll have to set the right price. This holds true whether you're selling in late winter or during the height of the spring selling season. Today's buyers are extremely well informed. They constantly visit open houses and scan the Internet for listings. They know what houses are selling for today.  Resist the urge to overprice your home as doing so, will drive potential buyers away. Instead of getting a good price, you'll be left with a home that sits for months on the market, thus reducing the value of your home over time. 

Next, make sure that your house shows as well as possible. This can be challenging in the winter. If it snows, make sure to clear your walkways and chip away at any unsightly icicles. Make sure that the inside of your home is free of clutter, and that bulky winter coats and boots are tucked away out of sight. You want potential buyers to remember your home for its clean, open feel, not for being cluttered and cramped.

Finally, make sure that your home is always available for showings. It might prove stressful to frequently flee your home so that a potential buyer can view it, but the more showings you schedule for your home, the more likely you are to sell it for top dollar.  You can't expect to receive good offers unless you show off your home as often as possible.

Selling a home today remains an often challenging task. But by following my advice and by putting your property on the market before the spring selling rush, you do give yourself the best possible odds of receiving top dollar for your home as well as assuring yourself a timely sale.
